and/or width.

Bac kground-
1) There have been several proposals to combine this property With
that to the south for apartment use; but nothing concrete Kas come
of them. The pcel.iminary plat of P.. B, C. First Addition shows a
4 flex on each lot.
Points to be Considered:
D The property Is zoned R--B in which of course tO. - and four plexes
are permited uses .
2) Lot 3 requires, a variance can lot widthh from the 75 feet required,
to 70 ft,, and a variance from 10,800 sq. ft, of land required

2) if we were to consider the three parcels as one, there would be
973 sq. feet in excess of that required by existing ordinances

3) The location of these dwellings behind a "drive-in" type
restaurant will proNably be one of the least des{rable living environment S
in the Village. Perhaps it would ba. best to hold strictly to our
zoning requixements to give the location a,1l possible advantages,
4) Several of the parking spaces shown seen to be unuseable; tb-e
iayouts as a whole t;o not seem_ feasible due to this.
