Application No. 73043
Applicant: Shell Oil Company
Location: 53rd and Brooklyn Boulevard
Requeats Special use Permit Approval
The applicant's request is for apprtwal for the operation of
a car washer at the subject station, and ttxr approval of site
and building plans related thereto.
While there is tot a specific objeetica to the p.ropoaed car
washer., per so, there are very definite concerns relative to
the upgrading of a deficient site and to submitted pLane which
do ndt; represent an attempt, tb bring the site into ecAufonlance
with basic ordinance requirements.
Deficiencies include.- laek of required green strips; lack of
required parking spaces; and improper storage of trbsh and
other materials.
Submitted plans propose construction of another enclosed bay
for the car washer and of an attached stcrage room. Plans also-
c;-mprehend a general remodeling of the station's exterior.
The plans do not indicate provision fcr required green areas
or minimum parking.
At this writing, the applicant has been informed of these
deficiencies and of a possible site design which would appear
to resolve the situation. The applicant has indicated hesitancy
to comply with the mihimum requirements
We have informed the applicant that the plans are unacceptable
and will not be reviewed by the commission until ordinance re--
auirements are met.
We will be prepared to make a recommendation as to the dis
position of the application at the meeting.
