The subject property is located in the Southwest corner
of Brooklyn Boulevard and 65th Avenue North. Rezoning
from R5 to C1 was approved by the City Council. January 19,
1970, to permit the construction of a dental clinic.
The application for rezoning was recommended by the West
Central Neighborhood Committee with the suggestion that. a
clinic is a needed service in this area,

and suggested revisions have been made. The recommendation
is for approval subject to the usual Conditions.

was withdrawn by the applicant prior to review by the City
Council � The building has been chancled from a type IV with

The proposed revision will provide the same amount of
firsts floor office space at a considerable reduction in

ANALYSIS AND RECOMMENOATIOki -
The Zoning Ordinance and the building codes does not prohibit
a Type V building being used for office occupancy, but it
has been the general policy to require that all commercial
buildings have a decorative block or brick exterior finish

8. A performance agreement and performance bond (in an
amount to be determined by the Cirri' Manager) shall be
submitted to the City- to guarantee site improvements
