1) This application was tabled when "Chairman Jensen noted
the plans were deficient in that, among other things,
they did not contain topographical information including
grades and contours and utility information which was
essential to a proper review of t!jis application.,,.
POINTS TO BE CONSIDERED:
1) Landscaping including ten 6 inch or larger trees-D .B..H.
Seven trees on the perimeter of this site qualify
toward that requirement.
�- 2) A 15° protective strip with an opaque fence or Council
approved subst'_tute where R5 abuts R1. If fenced, the
fence will be at: least 4 feet in height. (35-410.3)
3) Ingress/egress and traffic problems associated with
this developments singular_ access onto Osseo Road.
4) Screening of that portion of the parking lot that
abuts Osseo Road (35-711).

Proposed Entrance
Dear Mr. VanEeckhout:
As a result of the meeting and field review held on May 5, 1969
with yourself and Messrs Hamilton, Haarman and Pearson, and bar.
Elasky of our office, relative to access for the proposed apart-
ment building at the subject location; we would inform you that
a condition of approval of a request for entrance will be the
inclusion of a right turn lane.
Due to present geometries of the roadway and the traffic volume
generation, the allowance of an entrance at the proposed loca-
tion would be hazardous both to the users of the entrance and
the T.H. 152 motorists.
The proximate cause for the need of the turn lane is the fact
that the apartment is being built. We would, thereforey assign
the costs of the construction of the turn lane to the apartment
developer.
