Location; 6700 Brooklyn Blvd. Requests Reconsideration of Special Use :permit The C,:xnnission reviewed the status of the approved site plan on April 10, in light of recent -o;ajor unauthorized site improvements. Also, we informed the Ccrianission that designated parking , driveing and esierg envy access areas were highly corm ested. The :natter was tabled to parmit the applicant tkne to submit revised zite plaits for review, aince he indicated the unauthroized urork was part of a proposed site "upgrading". Vie applicant has contracted with a professional site designer (the same firm which prepared the krelie original plans) , and we have :net with them. Due to apparent scheduling problens, there is doubt whet -her formal revi s �d plans will be available. We have had the opportunity to review t!ie original meter putt for the site, and will be prepared to discuss the followin; recce mended revisions 1. The large unimproved area easterly of the service building shall be paved, and curb and gutter shall be installed. The area is designed for new car inventory storage. 2. Customer parking, service parkin3 , ne i and used vehicle storage -display, internal driveways and emergency vehicle access areas shall be clearly delineated on the plan. 3. Landscaping ,provisions, including fencing, plantings and exterior lighting shall he detailed on the Man. Since the Last meeting, mr. Conaway, the representative of the applicant, has left the area. We Have conveyed to Mr. Ryan the significance of the matter, i.e., adhering to the koproved plan and securinm approval of &-aendments. PLANNING COMMISSION INFORMATI04 SHEET Application No. Applicant: Location: Request: 75001 Ryan Oldsmobile 6700 Brooklyn Blvd. Special Use Permit Section 35.322 provides for the retail sale of motor vehicles as a special use in the C-2 zone. The applicant has recently acquired this dealership from Velie Oldsmobile and Impetets. Since the establishment of this enterprise in 19G8, the primary zoning concern has been the provision for and maintenance of the screening fence between the site and the resident- ial properties to the east. We will be prepared to discuss the status of the fence and other site improvements at the meeting. Approval would be subject to the following conditions: 1. The permit is issued to the applicant as operator of the enterprise and is not transferable. 2. The permit is subject to all applicable ordinance requirements and violation thereof shall be grounds for revocation. 3. Required screening between the site and abutting residential properties shall be properly maintained to assure structural and aesthetic integrity.
