1) Application #66087, of which this is a revision, was sub-
mitted late last year, requesting a rezoning of certain
properties to the southwest of the intersection of 69th
and. Osseo Road, primarily for the purpose of rezoning property
ncrth of future 68th Avenue to accommodate an automobile
agency. The Commission, on March 2nd, recommended approval
of the rezoning, but tabled action on the request until
the area had been replatted. During the preparation of the
plat, the Staff suggested that since a portion of the
of the property was to be sold to Iten Chevrolet, the iten
property and other adjacent lands should also be incorporated
into the plat to provide easily describable pieces. At the
same time, the applicant determined that as long as the
property was being divided into saleable portions, it should
be zoned appropriately, so he requested that he be permitted
to revise the application to include additional property;
this was approved by the Council, and the application was
remanded to the Planning Commission for proper notice and
hearing procedures.
POINTS TO BE CONSIDERED:
1) Assuming this application to be successful, the only parcel
within the new plat, "Northtown Plaza Second Addition", which
would remain "unzoned" as R-1 (Single Family Residence) would
be Lot 2 of. Block 1, lying along the east side of Lee Avenue
between 68th and 69th Avenues. The conformance of the other
zoning would, I believe, be in accord with the Commission's
and the Council°s thinking.

POINTS TO BE CONSIDERED:
1) The Comprehensive Plan proposes commercial use of this
entire area. It is my recollection that., then the proposed
comprehensive zoning snap was drafted by the Commission
in accordance with the Plan, it was understood that zoning
lines in this area would have to be readjusted to co�zform
with platting, and road layouts when they were prepared.

POINTS TO BE CONSIDERED:
1) The proposed zoning in relation to the Comprehensive Plan.
It is my recollection that, when the proposed zoning map
was drafted by the Commission, it was understood that
zoning lines in this area would have to be readjusted north
or south when 68th Avenue were designed, and when the size
of future uses was known. The zoning line was, therefore,
put along property lines existing at the time. Since this
zoning map was drafted by the Commission, the Engineering
Department has prepared a 68th Avenue layout. If this
design is used, it, coupled with the proper zoning map,
would leave a strip of C3 zoning ranging in width from
90 to approximately 130 feet in a north -south dimension
The question involved in this application -then, is to
decide whether this line should be shifted north or south.
If shifted north, the applicant would ask that it also be
shifted westward a hundred feet or less to provide him with
a B3 zoned parcel of approximately 4 acres.
