The present station is the structure built at that time. POINTS TO BE CONSIDERED: 1) Much of the alteration to be done to the station concerns items not covered by ordinance, such as painting, rewiring, etc. There are several points which the Commission should be aware of, however, as follows: a) installation of a canopy - a freestanding canopy is to be installed which will extend from the front of the station a distance of 38 feet toward Osseo Road (to approximately 12 feet From the highway right--of-way) to cover the pump island and driving lanes, b) signs -- a wall sign will be installed to conform to ordinance requirements; in addition, the applicant proposed a freestanding sign to tape the place of the existing freestanding sign which overhangs the public right-of-way - upon being informed that only one freestanding sign was ordinarily allowed, and that a sign on the freestanding canopy would be a freestanding sign, the applicant elected to leave out the freestanding sign adjacent to the highway, and instead install a sign on top of the canopy, spelling out the word "TEXACO", which sign will.be approximately 54 square feet in area (3 feet high, 18 feet long) i- r r c) parking -- space for at least twenty vehicles is available on the site. `.. d) building change - a trash enclosure is to be built onto the rear of the station. 2) Regarding curbing and curb cuts along Osseo Road, the applicant was told by the Staff that as the Minnesota Highway Department has not made yinal plans for the highway at this point, curbing should not be installed which might not fit the finished highway elevation, but that an approach area should be paved out to the highway as shown on the plans submitted. 3) The parking areas to the north and rear of the station have not been proposed as being paved by the applicant, if it is desired that this area be paved, it should be so stated to the applicant and noted on the plans. The Commission should be aware that Minneapolis Sewing machine Company immediately to the north of this station has expressed interest in using the northerly part of the property for parking, either by outright purchase or lease, It appears that such a use would not affect the service station, M
