Requests Preliminary Plat Approval
Approval of the applicant's special use permit {Application
No. 74006) on February 25, 1974 required platting of the two
parcel site within one yeiir.
The approval also specified that a portion of the northeasterly
corner be dedicated for pc3sible future expansion of Xerxes Avenoe
North.
It is our recommendation that the applicant provide an easement
?vs. a formal dedication) agreement for that land that would be
required for street purposes. The agreement would acknowledge
the use of the area for parking until it was needed (very likely
a distant prospect).
Approval would be subje-t to the following:
1. Final plat is subject to review by the City Engineer.
2. Final plat is subject to the requirements of Chapter 15
of the City ordinances.
3. An easement agreement as approved by the City Engineer
and City Attorney, shall be executed providing for
rossible future widening of Xerxes Avenue North.
