POINTS TO BE CONSIDERED: 1) underground parking for 10 cars would allow another 2 dwelling units to be construced. This rezoning does not comprehend plan approval. 2) Rezoning from R4 to R5 on this approximately .63 acres would increase the density from 7.5 chvelling units to 10 units. in addition, a three story structure could be built wbere R5 limits heights to two stories. 3) Best use for the vacant land area comprehended in this application. 4) Comprehensive Plan recormnendations discourages commercial development in this area with no reference to multiple dwellings. however, in plan recorrimendations fcr tare West Central Neighborhood, page 78, -reference is found to multiple dwellings along Osseo Road.
