BACKGROUND: 73009 Henry St.enquist Northwest. Quadrant of 66th and Lyndale Avenues North Site and Building Plan Approval The applicant is requesting approval of site and building plans for the townhouse project to be known as "Riverbrooke Townhouses". The proposed plat consists of 39 lets which comprehend the sites of 38 units plus the common area. ANALYSIS AND REC(AMENDATION: The Director of Public Works will be prepared to discuss the proposal at the meeting. Site and building plans were approved by the Council December 18, 1972, and permits were issued shortly thereafter. To date„ little physical construction has occurred. Approval would be subject to the following° 1� Final plat shall be subject to review by the City ]P.ngineer; 2. Final plat shall be subject to the requirements of the Platting Ordinance; 3_ Homeowner Association documents, which assure maintenance of the physical facilities and utilities by the Association with the provision that; the City would assume such re- sponsibility upon City Council determination that the Homeowners Association fail to do so, shall be submitted to and approved by the City Attorney.
