POINTS TO BE CONSIDERIM :
1) The proposed R2 zoning of the area to encourage consolidation of
the smaller parcels of land,
2) The existing pattern of land division with many 63 foot wide lots.
3) The large (--/+ 119 foot) setback of the existing house from
Colfax Avenue more or less dictates at chat point division would
take place; there would be 81;/ feet between the existing house
and the new property line to the west. I" it were not for the
existence of the home on the properly, a deeper duplex lot could
probably be had
