Due to a change in ownership as well as some site revisions, the plans are submitted for review and approval. ANALYSIS AND RECOI+ MENDATIOU: The staff has reviewed the plans extensively and has suggested various revisions which the applicant has indicated on the submitted plans. Final staff review centers around three concerns: ]. Some modification of the open spaces to include curbing and islands; 2. Setback of the indicated fencing on Camden and Lyndale Avenues north; 3. Determination of desirable traffic access to the site. Regarding the latter; the staff has consulted with the appli cant and the result is the indicated cul de sac near Lyndale Avenue. The Director of Public Works will be prepared to further discuss the thinking behind this traffic design_ feature. Regarding the fencing, the suggestion is the length of the fence be cut back from Camden and Lyndale Avenue North to the building line. Relative to the modification of the open parking areas, it is notedthat the spaces provided exceed the ordinance requirement and consecYuently certain areas might be curbed and provided with samll islands to .facilitate traffic control and }parking access. Recommendation is for approval subject to the following conditions: 1. The drainage and utility plans are subject to the approval of the City Engineer; Page 2 Application No. 72066 2. The building plans are subject to the approval of the Building inspector with respect to applicable building codes; 3. A performance agreement and performance bond (in an amount to be determined by the City Manager) shall be submitted to the City to guarantee the installation of the site improvements as designated on the plans submitted.
