Property: 6417 Colfax Avenue North Lot 5, Block 1, Hohenstei.n's 3rd Addition. BACKGROUND: 1) A variance from Section 35-400 which requires a 40' rear yard setback (38' average proposed). 2) A variance from Section 15-104 which requires submission of a preliminary plat when subdividing property. 3) A variance from Section 15-106 (g) 2. (dd) which requires 110' of average depth to a lot (105' proposed). 4) Dividing as proposed, the new lot would have approximately 11.625 square feet and the existing lot would be reduced to 17,110 square feet.
