She applicant requests site and building plan approval to rebuild four garages
Astroyed by fire on June 14, 1980, and to complete a small parking lot adjacent
to the garages. The project is in the area of Apartment No. 19 at the Twin Lake
North Apartment complex.
Since the garages and the parking lot are not adjacent to any public right-of-way,
no setback or greenstrip requirements apply. The primary concerns of staff are
that the parking area be surrounded by B612 curb and gutter and meet ordinance
requirements for dimensions; also that the garages, which are attached to Apart-
ment No. 19 be built with fire stops to keep smoke from infiltrating the residential
building. The proposed parking area does meet ordinance standards and the appli-
cant has agreed to install fire stops not only in the garages to be rebuilt, but
in all the other garages in the complex as well.
Exterior treatment of the garages will be consistent with the remainder of the
complex.
The plans seem to be in order and approval is,therefore, recommendedsubject to at
least the following conditions:
1. Building plans are subject to review and approval by the Building
Official prior to the issuance of permits.
2. Grading and drainage plans are subject to approval by the City
Engineer prior to the issuance of building permits. '
3. A performance agreement and supporting financial guarantee (in j.
an amount to be determined by the City Manager) shall be sub-
mitted to assure completion of approved site improvements.
4. Fire stops shall be installed in all garages in the Twin Lake
North Apartment complex prior to release of the performance
guarantee.
,A• 5. B612 curb and gutter shall be provided around the new parking
lot.
6. The parking lot surface shall meet the minimum requirements of
the Zoning Ordinance and be appropriately striped.
