Block 2, Palmer Lake Terrace Addition) Owner: Duane Vettiine BACKGROUND: None POINTS TO BE CONSIDERED: 1) The existing zoning ordinance lists the following as a permitted use in an Rl zone: "Private garages used in connection with single family dwelling units and not for commercial purposes, containing ji9t more than 660 square feet of floor area,." The garage/patio proposed by Mr„ Vettling would be 768 square feet `.- in area. STAFF COMMENTS: : 1) Judging by the increasing number of requests regarding the construction of garage/patio or garage/porch combinations, it may be that the ordinance itself should be altered, This, of course,is something the Planning Commission and tillage Council must decide. The variance is an inappropriate tool in this respect; and if it is felt that a change should be made in the Zoning Ordinance, this could be accomplished by adding accessory buildings larger than 660 square feet in area to the category of special uses in an R1 zone„ This would then provide reviewal of these larger structures os is done presently in the variance procedure., 9
