The request is for approval of site and building plans for
a proposed warehouse addition to the present Dale Tile
Company building. The proposed structure s comprised of
warehouse area `22+300 square, -feet) and of ice area i5„600
square feet)
Removal of the unoccupied drive in restaur nt building is
indicated on the submitted site plans,
ANALYSIS ATMD RECOMENDATION-
Staff has been in consultation with ti..he applicant relative
to the proposed substantial upgrading of the site. The
Director of Publi-c Works will. be prepared o comment on
this,
Exterior finish should be further specified as to the
indicated exposed block facings.
Approval is recommended subject to the foldowing conditions:
1. Drainage and utility plans are subject to the approval
of the City Engineer;
2,. Building plans are subject to the appx val of the Building
Inspector with respect to applicable b ild,ing codes;
3. Pertoi7mance agreement and performance nd (in an amount
to be determined by the City Manager) thall be submitted
to the City to guarantee the site impr vpaent.s;
4, All parking and driving areas will be Paved and curbed
utilizing B-612 type curbing.
