Dear Mr. Lane:
This is to inform you that the above captioned Planning
Commission Application, which was considered and approved by
the city council on June 14, 1971, has boon closed due to the
considerable lapse of time since approval and the absence of
any Diction on the part of the applicant to secure permits
based upon the approved site and building plans.
This action is taken as a matter of policy in that the
Building inspector cannot issue valid permits in light of
substantial building code and ordinance changes Ainae the
application was last considered.
A now application for site and building plan approval may
be submitted and will be processed upon receipt of the required
site and building plane and other documentation.
A letter dated January S. 1973, from Mark and Associates,
incorporated, indioates that firm has assumed redponsibility
for your other application, Number 71018. This We also has
been closed.

BACKGROUND:
The applicant is requesting site and build ncj plan
approval for a Lbree story, 26 unit. agar_ ent building
for a property located at the northeast in ersection
of Emerson. and 67th avenues Yorth.
The property is zoned P,.5, contains 73,500 square feet
of lot area, and has a maxiuum allowed density of 26 units.
ANALYSIS AND PECOi�'OMMATIONa
Review of the site plan indicates that •-he following
adjustments should be made
1) Curb cuts on Emerson Avenue North and 67th Avenues
North must: be adjusted to meet exist" g it place
a-krbing and those respective roadways rather than
at the property, line as shown on the plan,
2) The internal roadway at the northeast; corner of the
proposed building should be adjusted to reflect a 24
foot roadway in lieu of the 20 foot roadway as shown
on the plan.
3) Drainage and elevation plans have Sao been submitted
for review by the City Engineer and st be submitted
for review prier to final action by the City Council,,
4) The landscaping requirements of the ordinance are
met, however, it appears that the pl ns for said
landscaping are mini.unum at bests It is strongly suggested
that the applicant be encourage to a graen: the site
plan with additional trees and shrubiE
