Brooklyn Center, MN 554-30 Re: Replat of Brooklyn Crossing Dear Mr. Warren, I have recently been in contact with Bill Brisley regarding the replatting of Lots 2 and 3, Block 1, Brooklyn Crossing. I understand that you need the legal description of the property we will be replattiD9 in order to publish for notice of public hearing. The legal description for platting is as follows: .Lot-; 2 and 3, Block 1, BROOKLYN CROSSING, Hennepin County, Minnesota. The legal description of the new lot will be: Lot 1, Block 1, BROOKLYN CROSSING 2ND ADDITION, Hennepin County Minnesota. We will be preparing t,110 final -plat during the next few days and I will try to have paper copies to you by Tuesday, July 8, 1986. We will also send copies to the Hennepin County Surveyor for the review and approval. Upon their completion of reviewing the plat, we will print the mylar copies for recording. Lindgren, cc: Bill Brisley JD L / r f c TIM i /".;l Ffl } '!Irj( 1{ Hip lr q Planning Commission Information Sheet Application No. 86026 Applicant: Brookdale Office Park Partnership Location: Northway Drive and County Road 10 Request: Preliminary Plat The applicant requests preliminary plat approval to combine into a single parcel the two vacant lots between the Brooklyn Crossing office building and the F and M Bank. The land in question is zoned ClA and is bounded by a single-family residential district on the north, by the F and M Bank on the east, by Northway Drive on the southeast, by County Road 10 on the south, and by the Brooklyn Crossing office building on the west. The land is being combined into a single parcel to contain the five building office complex proposed under Application No. 86025. The land is presently described as Lots 2 and 3, Block 1, Brooklyn Crossing Addition. The proposed legal description is simply Lot 1, Block 1, Brooklyn Crossing 2nd Addition. The lot area is 4.33 acres. There are presently two utility easements through the property for sanitary sewer lines linking trunk lines in Zenith and Abbott with mains in Northway Drive and County Road 10. The proposed development of the property will require relocation of these utilities and the easements for them. There is also a 15' easement along the south edge of the property for sidewalk purposes. Altogether, the plat appears to be in order and approval is recommended, subject to at least the following conditions: 1. The final plat is subject to review and approval by the City Engineer. 2. The final plat is subject to the provisions of Chapter 15 of the City Ordinances. 3.
